DURATION AND TIMES OF RENTAL: The holiday will start at 4pm on the day of arrival and end at 10am on the day of departure unless otherwise stated in writing by the owners. The period of the booking may not be exceeded other than with the owners written permission.
DEPOSIT: Where a booking is made in excess of 6 weeks before commencement of the holiday, a reservation fee of one third of the weekly rent is due to secure the booking. The balance is payable 6 weeks prior to the commencement of the holiday.
FINAL PAYMENT: If a booking is made less than 6 weeks prior to the commencement of the holiday the full rent is payable. Payments not made within the stated timeframe will be treated as a cancellation. Under these circumstances any deposit paid will be forfeit. A damage deposit of £50 should be submitted with the final payment. The deposit will be held by the owners to cover any losses, damage or additional cleaning where the property is left in an unsatisfactory condition. The deposit will be refunded, less any deductions, after the holiday.
CHANGING A BOOKING: The dates of a booking may be changed upto 6 weeks in advance provided the property is available on the dates requested, otherwise changes to the booking will be treated as a cancellation.
CANCELLATION: In the event of a cancellation due to death, serious injury, serious illness or jury service by any member of the booking party or their close relative (to include spouse, parents, grandparents, siblings, children) a full refund of the booking costs will be made. Under these circumstances proof e.g medical certifcate, court correspondence, death certificate will be required. If cancellation is made for any other reason less than 2 weeks before commencement of the booking, no refund will be due. For cancellations in excess of 14 days a charge will be made as follows, and any balance refunded:
THE HOLIDAY: The visitor(s) have the right to occupy the property for a holiday only (within the meaning of the Schedule 1, Paragraph 9 of the Housing Act 1988)
THE VISITOR(S) OBLIGATIONS: The visitor(s) agree to take good care of the property and to return it in a clean and tidy condition; be responsible for the full cost of any damage or breakages and for any exceptional cleaning. These charges may not be limited to the security deposit held by the owners. The visitor(s) will not cause any annoyance or become a nuisance to occupants of neighbouring premises. Under no circumstances may people other those specificed in the booking form occupy Curlew Cottage and the total number may not exceed 6 (plus a baby) in number without the express permission of the owners. The visitor(s) must allow the owners or their agents reasonable access to Curlew Cottage such as may be required for emergency repairs etc during the period of the letting. The visitor(s) agree not to smoke within the confines of the cottage but may do so outside, disposing of cigarette ends in the waste bin.
NON AVAILABILITY OF THE COTTAGE: Should Curlew Cottage become unavailable for any reason beyond the owners control e.g storm damage, fire, flood, on the dates booked, all monies paid by the visitor(s) will be refunded in full. However the visitor(s) shall have no further claim against the owners.
LIABILITY: The owners accept no liability for loss or damage to the visitor(s) personal possessions whilst in the property or on the owners' land.
PETS: Where permission is granted for pets, they must be kept under control at all times, and exercised off the premises. Visitors are responsible for clearing any fouling left by their animals (please be considerate to others, particularly young children). Pets are not allowed in bedrooms or on furniture, and may not be left unattended in the property.
LINEN: A change of bed linen is provided weekly together with tea towels, however towels are not included.
BREACH OF CONTRACT: If there is a breach of these conditions by any of the booked party the owners reserve the right to re-enter Curlew Cottage and immediately terminate the agreement.
AUTHORITY TO SIGN: The person who returns the booking form by post or online certifies that he/she is over 18 and authorised to agree to these terms and conditions on behalf of all persons on the booking form. This includes those substituted or added at a later date. The signatory must be a member of the party occupying the property.
VALIDITY CLAUSE: Each clause in these terms and conditions are severable and should any condition be deemed by a court to be illegal or void, it will not invalidate the remainder of the agreement.
